Plumbing Troubleshooting

5 things to check before calling a pro

Brian checking a toilet tank flapper and fill valve

Running toilet troubleshooting

A running toilet is almost always a worn flapper or a fill valve set too high. Lift the tank lid and watch what happens after a flush.

If the flapper isn't sealing, or water keeps trickling into the overflow tube, that's your culprit. It's a cheap fix if you catch it early.

Slow or clogged drains

A slow drain almost always means buildup, not a break. Skip the chemical drain cleaner. It can damage older pipes without clearing the real clog.

If more than one drain in the house is slow at once, that's a signal the clog is further down the line, and it's time to call before it backs up.

No hot water

Start at the water heater. Gas units need a lit pilot; electric units need a tripped breaker reset. Check both before assuming the worst.

Lukewarm-but-not-hot water on an older tank usually means a failing heating element or heavy sediment buildup inside the tank.

Low water pressure

Check a single fixture first. If just one faucet is weak, the aerator is probably clogged with the Valley's hard water minerals.

If pressure is low everywhere, check that the main shutoff valve is fully open before you call. It's a common culprit after any nearby work.

Gurgling drains or sewer smell

Gurgling when you flush or run water, paired with a sewer smell, usually points to a vent blockage or a developing sewer line issue.

This isn't a DIY fix. It's exactly the kind of thing worth a camera inspection before it turns into a backup.

Drain Cleaning, Hydro Jetting, and Sewer Line Repair

Phoenix drains deal with several problems at once. Hard water leaves calcium and magnesium scale on pipe walls the way cholesterol narrows an artery: gradually, invisibly, until flow stops. Add hair and soap scum that bonds faster in mineral-heavy water, kitchen grease that solidifies in cooler pipe sections, and tree roots that grow through cracks in older sewer lines, and you have the full picture of what we clear across this metro.

Signs You Need Drain Service

  • One or more drains are slow or completely stopped
  • The same drain has clogged two or more times this year
  • Multiple drains in the house are slow at the same time (main line)
  • You hear gurgling from other drains when you flush
  • Sewage smell coming from drains

How We Clear It

We diagnose before we act. A first-time single-drain clog gets a cable auger, cleared in under an hour. Recurring clogs and main line backups get hydro jetting: 2,000 to 4,000 PSI that strips grease and mineral scale off the pipe walls instead of punching a hole through. Any suspected sewer line problem gets a camera inspection first, so we know what is there before we recommend a repair.

Water Heater Repair, Slab Leaks, and Whole-House Plumbing

Phoenix water is hard. It runs 172 to 302 ppm, which is 10.1 to 17.7 grains per gallon. That hardness speeds up corrosion inside a water heater. Industry estimates put a tank's life at 8 to 12 years in water this hard, against 12 to 15 in milder conditions. It also corrodes copper pipe from the inside out, which is why homes built before 2000 are the ones that see slab leaks as that original copper hits the 30 to 50 year mark.

Water Heater: Repair or Replace?

We look at three things: what failed, how old the unit is, and what repair costs relative to a new unit. Failed thermostat or heating element on a unit under 8 years old: repair. Tank leaking from the base (corroded through): always replace. A 12-year-old unit that has failed once will likely fail again soon: replace and upgrade. We tell you which applies without pushing you toward the higher ticket.

What Water Heater Service Costs in Phoenix

  • $59 diagnostic to find out exactly what's wrong, before any repair starts
  • You approve the full price, repair or replacement, before we touch anything
  • Financing available from $41/month for qualifying customers

Slab Leaks: How We Find Them Without Tearing Up Your Floor

We use acoustic listening equipment and thermal imaging to find the leak before we open anything. No demo until we know exactly where it is. After the repair, we'll talk about upgrading the pipe material. If copper is old enough to leak once, it's likely to leak again nearby.

Water Line Repair and Replacement

Your main water line runs underground from the city main to your house, the single pipe everything depends on. Because it's buried, problems develop slowly and invisibly until they become impossible to ignore.

Signs of a Failing Water Line

  • Unexplained spikes in your water bill with no change in usage
  • Consistent low pressure throughout the whole house (not one fixture)
  • Soft, wet, or unusually green patches in your yard with no recent rain
  • Discolored water from multiple faucets at once
  • Sounds of running water when all fixtures are off

Repair vs. Full Replacement

An isolated break or a single corroded section calls for a targeted repair. If the line is old copper with corrosion throughout, or you've repaired the same line more than once, a full replacement costs less in the long run than patching the same failing pipe again. We replace with PVC or PEX, which don't corrode the way copper does in our hard water and handle soil movement better.

Emergency Plumbing

Same day on most jobs across the Phoenix metro. If it's flooding, a burst pipe, or a gas smell, call 602-428-0776 right away. A real person usually answers, 24/7, and we dispatch as fast as we can. We give you an estimated arrival window when you call.

No extra charge for evenings, weekends, or holidays. There is a standard $59 diagnostic or service call fee any time you book, but it's the same fee no matter when you call. You pay for the work, not for the hour you called.

For a burst pipe or major leak: shut off the main water supply valve to your home. It is usually near the street in a meter box, or in the garage near where the main enters. For a gas smell: leave the house immediately, don't touch any light switches, and call 911 then us. For a water heater leak: turn off the cold water supply valve on top of the unit. For a drain backing up into the house: stop running any water until we arrive.

Drain Cleaning

A drain snake (cable auger) is a flexible metal cable that punches through a clog or grabs debris and pulls it out. It's fast, affordable, and right for a localized blockage: a clogged toilet, a hair clog in a bathroom drain. Hydro jetting uses high-pressure water (2,000 to 4,000 PSI) to clean pipe walls, not just punch a hole through. It removes scale, grease, and debris from the pipe walls. It's the right call for recurring clogs, hard water scale buildup, grease-coated kitchen lines, and main sewer line cleaning.

Tree roots follow moisture. They find microscopic cracks in older sewer lines and grow through them over time. Older parts of the Valley have sewer lines old enough for it: Arcadia, Tempe, South Scottsdale, Sun City. We diagnose it with a camera inspection. In many cases we can clear the roots without excavation, using a root-cutting head on a cable auger. If the pipe is badly damaged, trenchless sewer repair (a pipe liner or pipe bursting technique) can often replace the section without digging up the yard.

Recurring clogs mean the root problem was never fixed, just cleared for a while. Three common causes: a partial blockage deeper in the line that keeps catching debris; hard water mineral scale narrowing the pipe a little at a time, which happens in Phoenix homes over the years; or a structural issue, like a crack, root intrusion, or a bellied section of pipe where water pools and debris settles. A camera inspection tells us what's happening so we can fix it for good instead of punching through it again.

Water Heater

Tank heaters cost less upfront and are simpler. They keep a tank of water hot around the clock, which wastes energy. In Phoenix hard water, industry estimates put their life at 8 to 12 years. Tankless heaters cost more upfront, heat water only when you use it, and last 15 to 20 years with proper annual descaling. If you're staying in the home for 5+ years and use a lot of hot water, tankless usually costs less over the life of the unit. We'll run our $59 diagnostic, give you the exact price for both options, and you decide. Ask about financing from $41/month for qualifying customers.

In Phoenix's hard water, industry estimates put a standard tank water heater's life at 8 to 12 years. Mineral buildup speeds up internal corrosion and burns out heating elements faster than in soft-water cities. Tankless units last 15 to 20 years with proper annual maintenance (descaling the heat exchanger). If your water heater is more than 10 years old, have us take a look before it fails, usually at the worst possible time.

We look at three things: age of the unit, what failed, and repair cost relative to replacement. A failed thermostat, a bad heating element, or a faulty pressure relief valve is usually worth repairing if the unit is under 8 years old. A tank leaking from the base means the tank itself has corroded through. That is always a replacement. A 12-year-old unit that's failed once will likely fail again soon. We tell you honestly which call makes more sense for your situation, without pushing you toward the higher ticket.

Slab Leaks and Repiping

A slab leak is a leak in the copper pipes running through or under your home's concrete foundation. They're common in Phoenix homes built between the 1970s and 1990s, because 30 to 50 year old copper in hard water develops pinhole leaks. Signs: hot spots on your floor, hearing water running when no fixtures are on, unexplained spikes in your water bill, or a damp area on the floor. We use acoustic listening equipment and thermal imaging to find the leak before we open the floor. No demo until we know exactly where the problem is.

Repiping replaces the water supply lines throughout your home. We replace failing copper with PEX (cross-linked polyethylene), which is flexible, doesn't corrode, and handles hard water better over the long term. Most homes take one to three days depending on size and layout. We work in sections to keep the disruption down, and we restore water service each day. Holes in walls and ceilings are patched before we leave. You end up with a fresh set of supply lines that won't corrode the way the old copper did.

We do. Financing starts at $41/month for qualifying customers. Water heater replacements, repiping projects, sewer line repairs, and slab leak repairs often qualify. Ask about options when you call, and we can walk you through it before any work starts.
